After speaking to hundreds of local homeowners over the years, I've noticed the same questions come up time and time again. So, if selling is on your radar, here are the five questions I'd be asking.

Let's start with the obvious one.

Every homeowner wants to know what their property is worth, and understandably so. The challenge is that there's often a difference between what we'd like our home to be worth and what buyers are willing to pay for it.

The most accurate market appraisals aren't based on guesswork or optimistic asking prices (beware of the pitfalls of estate agents that overvalue your home to gain your instruction)! They're based on recent sales, current competition and, most importantly, buyer behaviour right now.

A good valuation should tell you what your home could sell for, not just what it could be listed at.

Because let's be honest—anyone can put a big number on a brochure.

2. How Long Will It Take to Sell?

This is usually the next question.

The truth is there isn't a one-size-fits-all answer. Some homes attract immediate interest and sell quickly. Others take a little longer.

What I can tell you is that the first few weeks on the market are incredibly important. That's when your property gets the most exposure and when serious buyers are most likely to pay attention.

Good transport links are important but not as important as they used to be and buyers are prepared to walk a little further to a train station these days. Properties close to well-regarded schools and local green spaces are also very sought after.

The key thing to remember is that buyers compare properties online before they ever step through the front door. Your home doesn't need every feature on the wish list, but it does need to stand out against the alternatives and be priced in line with the competition.

5. What's the Biggest Mistake Sellers Make?

Easy. Overpricing.

I completely understand why it happens. Your home is personal. You've invested time, money and memories into it.

But buyers don't see your mortgage payments, renovation costs or emotional attachment. They compare your property against every other home currently available.

Price a property too high and buyers simply move on.

The irony is that many overpriced homes eventually sell for less than they might have achieved if they'd launched at the right price in the first place.

Getting the asking price right isn't about underselling your home. It's about putting yourself in the strongest position to attract the right buyers from day one.
