It's a Buyer's Market. But That Could Be Good News for Sellers Too.
More choice for buyers. More competition for sellers. Sounds like bad news if you're looking to move, doesn't it?
Not necessarily.
There's been plenty of talk about the property market shifting in favour of buyers. More homes to choose from, buyers taking their time, and sellers having to work a little harder to secure a sale.
And whilst that might sound like buyers are holding all the cards, there's another side to the story that often gets overlooked.
If you're selling and buying in the same market, you could be in a pretty good position.
You're Not Just Selling. You're Buying Too.
This is the bit people sometimes forget.
When you're selling your home, it's natural to focus on what you might achieve for it. After all, it's probably your biggest asset, and nobody wants to feel they're selling for less than they could have done a year or two ago.
But unless you're selling without buying another property, there's another half to the equation.
Your onward purchase.
If buyers have more negotiating power when purchasing your home, there's a good chance you'll have some of that same negotiating power when buying your next one.
And depending on what you're moving to, that could work very nicely in your favour.
It's About the Difference, Not Just the Sale Price
Let's say you're selling your home for £600,000 and looking to buy somewhere for £900,000.
You might have hoped to achieve £625,000 for yours, but the market simply isn't supporting that figure.
Frustrating? Of course.
But what if that £900,000 house you're buying can now be negotiated down to £850,000?
You've accepted £25,000 less on your sale, but saved £50,000 on your purchase.
You're actually £25,000 better off on the difference.
Of course, it doesn't always work out quite that neatly. Different price brackets and areas behave differently, and there are moving costs to consider.
But the point remains.
Sometimes, focusing entirely on what you're selling for means missing the bigger picture.
Buyers Have More Choice. So, Give Them a Reason to Choose Yours.
Now, we're not suggesting that selling in a buyer's market is a walk in the park.
It isn't.
When buyers have plenty of options, they're naturally going to be more selective. They're comparing properties, questioning asking prices and thinking twice before making offers.
That's why getting the basics right matters more than ever.
We always come back to our three P's:
- Pricing: Position your home correctly against the competition, rather than simply choosing the highest asking price.
- Presentation: Make your property stand out for the right reasons, both online and when buyers walk through the door.
- Promotion: Get your home in front of the right people, rather than just sticking it on Rightmove and hoping for the best.
A buyer's market doesn't mean your home won't sell.
It means your strategy needs to be sharper.
And no, reducing the price isn't automatically the answer to everything.
Being in a Strong Position Can Be Worth More Than You Think
There's another advantage to getting your property sold properly.
You become a more attractive buyer yourself.
Imagine two people offering on the same house.
One hasn't even put their property on the market yet.
The other has agreed a sale, has a committed buyer and is ready to move forward.
Even if their offers are similar, the second buyer could be in a much stronger position.
Sellers don't just look at the number. They also want to know whether the sale is going to happen.
Having your own buyer lined up can make a real difference when negotiating your next move.
The Local Market Matters.
Across Sanderstead, South Croydon, Warlingham and the surrounding areas, not every property is competing in the same market.
A well-presented family home near a popular school may attract a very different level of interest from a property needing substantial work.
That's why sweeping statements about the market only tell you so much.
What matters is what's happening with homes like yours, in your area, at your price point.
And just as importantly, what's happening in the market you're hoping to buy into.
Don't Let the Headline Put You Off Moving
If you're thinking of moving, don't get too caught up in whether it's officially a buyer's market or a seller's market.
The important question is whether the numbers work for you.
What can you realistically achieve for your home?
What can you negotiate on the property you want?
And ultimately, what's the difference between the two?
After all, you don't live in the sale price. You live in the house you move to.
We’re not interested in giving you an inflated valuation just to win your business or telling you to drop your price at the first sign of a slower market.
We're interested in helping you make the whole move work.
Thinking of selling in Sanderstead, South Croydon or the surrounding areas?
Let's have a proper conversation about your home, your next move and what the numbers could look like.
No pressure. No waffle. Just straight answers.
